Kiowa Parking Garage Standpipe Replacement Project

The City of Colorado Springs is soliciting proposals for the Kiowa Parking Garage Standpipe Replacement Project. This project involves the design, permitting, construction, and testing of a Class I Dry Standpipe System. The work will be completed in three areas: the Northwest Stairwell (including a new Fire Department Connection), the Ground Level Fire Standpipe (replacing a capped-off connection), and the Elevator #2 Hoistway and Southwest Stairwell (removing an old standpipe and installing a new one). The contractor must be licensed by the Pikes Peak Regional Building Department and the Colorado Springs Fire Department, and comply with the 2021 IFC and NFPA 14 standards. The project requires coordination with Schindler Elevator Corporation for work within the elevator hoistway. All surfaces disturbed during construction must be repaired to match existing conditions, including painting. The project requires a Lump Sum proposal that includes all labor, equipment, tools, materials, demolition, design, permitting, installation, testing, site clean-up, traffic control, and signage. The contractor is responsible for providing all utilities needed for the project, as none are available on-site. Demolition materials must be removed daily, and work areas must be kept clean and safe for patrons. The contractor must also provide a Method of Handling Traffic (MHT) plan that ensures continuous access to elevators and at least one stairway, and does not block entrances or exits. As-built drawings and a final report, including test results and photographs, must be submitted upon completion. The contractor is responsible for all disposal of demolition materials and unused project materials.
