The City of Fairbanks is requesting proposals from qualified individuals, businesses, organizations, and development partners interested in leasing and activating the property located at 550 1st Avenue, formerly known as the Yukon Quest Cabin. The goal is to establish a long-term tenancy that positively contributes to the continued activation, vibrancy, and economic vitality of downtown Fairbanks. The City welcomes diverse proposals for uses such as retail, restaurant, cafe, tourism-related, arts and culture, community-oriented, professional services, mixed-use, or other compatible commercial or public-serving uses. The property includes a main floor and basement area. The City will retain access to certain basement utility and mechanical areas supporting Golden Heart Plaza operations. Proposers are responsible for conducting their own due diligence regarding the property's suitability, utility availability, occupancy limitations, code compliance, and intended use. The City recognizes that tenants may desire to improve or customize the property, subject to prior written approval. The City desires active, publicly accessible use with regular operating hours that contribute to downtown vitality year-round. Proposals should encourage pedestrian activity, community engagement, support economic development, and demonstrate long-term operational and financial viability. The anticipated initial lease term is expected to range from four to ten years, with possible renewal options.
