Independence Mental Health Institute Infirmary Building Roof Replacement Design Services

The State of Iowa Department of Administrative Services (DAS) is seeking proposals from qualified design firms for professional services related to the complete tear-off and roof replacement of the Infirmary building at the Independence Mental Health Institute. This project involves assessing existing asphalt shingles and EPDM flat roof sections, as well as reviewing and potentially replacing existing gutters and downspouts. The selected firm will be responsible for providing all necessary design disciplines, attending an onsite design kick-off meeting, and utilizing the State of Iowa's construction management software. Services include field examination of the existing building, design for the scope of work with material recommendations, and minor drawing work to assist in the development of a hazardous materials bid package. The firm will also be responsible for any required survey work, coordinating with state agencies regarding utilities, providing input on the master schedule, assisting with the development of long lead times, and ensuring quality control throughout the design and construction phases. Additional responsibilities include ensuring compliance with all federal, state, and applicable codes, developing construction documents and cost opinions for review at 50% and 95% completion stages, and assisting with the development of bid alternates. The firm will also provide construction administration services, including managing submittals, RFIs, change orders, pay applications, site visits, and punch lists, all within the construction management software. A lump sum price is requested for the design services, broken down into Construction Documents, Bidding or Negotiation Assistance, and Construction Phase.
