Building Rehabilitation at 287 Monroe Street, Passaic, NJ

This solicitation is for the rehabilitation of the building located at 287 Monroe Street in Passaic, New Jersey. The project is being facilitated by the City of Passaic as an administrative coordinator, but the contract will be executed directly between the Developer, 287-289 Monroe Associates LLC, and the selected contractor. The City of Passaic will not be a party to the contract and will not be responsible for payment. Bids and proposals must be submitted by Wednesday, March 11, 2026, at 10:30 AM to the Purchasing Department, located at 330 Passaic Street, Passaic, New Jersey. Bidders must ensure their sealed envelopes are clearly marked "BID/PROPOSAL - 287 Monroe Street Building Rehabilitation" and addressed to 287-289 Monroe Associates LLC, c/o City of Passaic Division of Purchasing. Bid security, in the form of a bid bond or certified/cashier's check for ten percent (10%) of the total bid amount (not to exceed $20,000.00), payable to 287-289 Monroe Associates LLC, is required. The successful contractor will also be required to submit performance, payment, and maintenance bonds as specified in the Developer's contract documents.
