Nassau County is seeking comprehensive real estate brokerage services to manage the sale or lease of designated County-owned properties and to facilitate the acquisition of new properties. The selected firm will be responsible for developing sales and leasing strategies, determining competitive market prices, and preparing comparable market analysis reports. Additionally, the firm will create and implement marketing plans, develop marketing materials for platforms like the MLS, and assist in analyzing due diligence items such as appraisals and environmental reports. The scope of services includes identifying suitable properties within Nassau County for acquisition, researching and engaging property owners, and recommending transaction terms. The firm will represent the County in negotiations for purchase, sale, or lease agreements, draft and submit offers, and advise on received offers. Responsibilities also extend to coordinating with listing agents, attorneys, and title companies, participating in site tours, attending relevant meetings and public hearings, and assisting with closings. Supplemental services to support the County's real property transaction objectives will also be required.
