Redevelopment of 21 and 23 West Main Street

The City of Marshalltown is soliciting Letters of Interest for the redevelopment of two vacant, two-story commercial buildings located at 21 and 23 West Main Street. These adjacent properties, which share a second floor, are being sold together in 'as-is' condition. This opportunity is the first step in a two-step Request for Proposal process designed to identify qualified developers and their proposed reuse concepts for the site. Any use permissible within the Urban Core zoning district, with the exception of parking, will be considered. Preference will be given to mixed-use developments and those featuring active first-floor commercial spaces. There is no minimum sales price, and proposals will be evaluated based on the overall strength of the redevelopment concept, developer experience, and project capacity, rather than solely on price.
