City of Boulder
The Rocky Mountain Purchasing Group is seeking proposals from qualified lenders to provide loan origination and related lending services for their Owner-Occupied Housing Rehabilitation & Replacement Program. This program, funded by a grant from the Colorado Department of Local Affairs (DOLA), Division of Housing, aims to provide rehabilitation and mobile home replacement loans to income-qualified homeowners. The selected lender(s) will be responsible for originating, processing, and servicing these loans, ensuring compliance with all applicable federal, state, and local lending laws and regulations. Services may include reviewing borrower applications, verifying financial information, preparing loan documentation, explaining loan terms, and maintaining accurate loan files. The selected Proposer will provide completed loan origination packages, compliance documentation, borrower disclosure forms, and status updates to the City. The contract is anticipated to be for services supporting rehabilitation activities, replacement activities, or both, with an estimated loan volume of approximately eighteen loans per year, though this may vary.
