City of Independence Property Sale and Demolition Proposal

The City of Independence, Iowa is offering for sale a city-owned property located at 204 3rd Street NE. Interested parties must submit written proposals by May 19th at 11:00 a.m. to the City Clerk's Office. Proposals must acknowledge that the property is sold "as is," that closing will occur within 30 days of acceptance, and that the primary structure must be demolished within 90 days of closing. The accessory structure must either be demolished or restored to code compliance within one year of closing, contingent on the construction of a new primary structure within the same timeframe. The City makes no representations regarding property inspections or hazards. The property will be transferred via Quit Claim Deed. Successful bidders must execute a Purchase Agreement within seven days of Council approval and a Right of Reversion Agreement to ensure demolition timelines are met. Proposals cannot be contingent on financing or appraisals and must include a description of the intended use, proposed timeline, demolition/restoration plans, cost estimates, developer experience, and financial capacity. The City Council reserves the right to reject any or all proposals and to negotiate terms in the best interest of the City. A public hearing is scheduled for May 26, 2026, at 5:30 p.m. at City Hall.
