The U.S. General Services Administration (GSA) is seeking proposals for approximately 4,900 square feet of office space in Corpus Christi, Texas. The space will be occupied by a federal law enforcement agency and must be located at least 1,000 feet away from day care facilities, abortion clinics, mental health clinics, drug rehabilitation clinics, immigration services, probation services, public defenders, social services (including SSA and HHS), and law firms. The space cannot be located in a shopping mall or shopping center, nor can it be on the first floor or below, or on the top floor. The building must also not be located in a high crime area. Secured, 24/7 access parking for 15 vehicles is required, with preference for agency-only access and on-site or within two blocks. The lease term is for 15 years, with an 8-year amortization term for Tenant Improvements and Building Specific Amortized Capital. The Tenant Improvement Allowance is $54.93 per ABOA SF, and the Building Specific Amortized Capital is $12.00 per ABOA SF. Award will be made to the lowest-priced, technically acceptable offer without negotiations.
