Capital Needs Assessment for Rippowam Corporation Housing Portfolio

Rippowam Corporation, along with its parent Charter Oak Communities, is soliciting proposals for a qualified firm to perform a physical needs assessment of its housing portfolio. The assessment will focus on site conditions, exterior building conditions, and building systems to inform future capital investments and ensure the optimal performance and longevity of the properties over a 20-year timeframe. The scope includes inspecting and documenting existing conditions, recommending corrective actions or improvements, estimating costs for major repairs and replacements, and prescribing a timeline for this work. The assessment will cover specific categories including site conditions (driveways, sidewalks, landscaping, lighting, etc.), exterior building conditions (roofs, windows, foundations, walls, etc.), and building systems (HVAC, electrical, plumbing, fire protection, elevators, etc.). While unit interiors are excluded from the detailed inspection, a 20% survey of housing units in family communities and 100% of building exteriors and sites will be conducted. The selected firm will provide a detailed report for each property, including photographs and cost estimates for identified needs, broken down into one, five, ten, and twenty-year intervals.
