The delineated area for the lease is bounded by I-90 to the north, city limits to the east and south, and city limits to US HWY 10 (W. Broadway) to the west. Key requirements include 7,000 SF of secured, fenced parking, with 18 reserved/fenced surface spaces and 44 unreserved customer surface spaces. The lease term is for 10 years, with a firm term of 5 years. The site must accommodate vehicles pulling trailers up to 40 feet in length, requiring a minimum outside turning radius of 50 feet or a dedicated pull-through lane. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards, and a fully serviced lease is required. Offered space shall not be in the 1-percent-annual floodplain.
