Leased Space for Secure Law Enforcement Purposes in Wakulla/Leon County, Florida

The Florida Department of Law Enforcement (FDLE) is soliciting proposals for a single-tenant warehouse and office facility, between 75,000 and 85,000 usable square feet, located in Wakulla/Leon County, Florida. The facility must be move-in ready by January 1, 2027, and will be used for secure law enforcement purposes, including the storage and staging of vehicles and equipment. The lease term requested is a 10-year base term with two 5-year renewal options. The space will be a full-service gross lease, with the Offeror responsible for all renovations, tenant improvements, and operating expenses including janitorial services, utilities, maintenance, and security systems. The facility must accommodate approximately 40,000 SF of conditioned warehouse space, 10,000 SF of service/work area, and office space for approximately 25 personnel, with consideration for Continuity of Operations (COOP) capabilities. Key requirements include ADA compliance, a turn-key build-out, adequate parking, specific electrical and HVAC systems, backup power, and structural integrity to support heavy equipment. The Offeror must also address security features and structured cabling. The proposed location must be within or abutting the specified boundary lines for Wakulla and Leon County.
