Description
The Norfolk District, U.S. Army Corps of Engineers is soliciting lease proposals for approximately 1,300 usable square feet of retail space in Suffolk, Virginia. The desired location is bounded by Kings Ford Road to the north, Highway 460 to the east, US 58 Business Highway to the south, and Wilroy Road to the west. The lease will be for up to five years with termination rights and includes requirements for 24-hour access, availability of communication infrastructure (DSL, T1, satellite dish), a direct exterior exit from the leased space, and 24-hour lighted parking for government and private vehicles. The lease is a fully serviced, turnkey lease where rent covers all lessor costs, including operating costs, real estate taxes, and related insurance. The lessor will be responsible for design and build-out based on government specifications. The government will evaluate proposals based on price and technical factors including location within the delineated area, neighborhood quality, ease of access, location within the building, parking availability, building appearance, compatibility of adjacent businesses, potential for signage, floor plan efficiency, and high-speed internet availability.
